• Plan & Specification Review: Identify stakeholders, scope of work, special conditions, and collect applicable research (i.e. environmental

conditions, flow data, spec’d equipment review, code compliance, etc.). VE and advisement of mechanical systems paramount in

• Onsite meetings with potential clients, sketch buildings and note current equipment. Provide heat gain/loss of current systemd and

potential Geothermal calculations per use of Wrightsoft (particular to residential or small scale commercial clients).

• Safety Management: OSHA 30 Supervisor, record OSHA and MSHA logs, manage any accident reports, EMR insurance ratings,

arrange safety classes and demonstrations, including fall protection, general practices, and respiratory concerns requiring apparatuses.

Estimating Skills

• Pre-Bid: Attend pre-bid meetings, submit RFIs, create take-offs for rough material, and review vender quotes ith respect to items and

quantities specified; review alternates, if any. Estimate risk contingencies, OH and potential OT costs, labor, vehicle use, machinery &

equipment, and potential delays in acquiring permits. Attend bid openings and monitor loss or profit of estimates.

• Contract Administration: Review contracts and provide synopsis to owner and legal with notable concerns. Attach any exhibits and

return original and copy to stakeholder (GC/Owner) for acceptance and remittance of copy.

PM Communication & Skills:

• Upon contract receipt, submit letters of intent.

• Provide a statement of work, schedule of values, project timeline to stakeholders and applicable parties.

• Provide license copies, certificates of additionally insured, safety records, site safety plans, company policies, HAZCOM specific to

project, safety meeting records, and certified payroll (if a PWP).

• Provide submittal sets to stakeholders with transmittal detailing required return date.

• Maintain project schedule, track product deliveries to site otherwise specified, check orders, and maintain upheld relationship with

suppliers. Follow up on open items and track progress closely with employee and stakeholder team.

• Monitor costs of employee labor, implement more efficient practices when necessary, and provide detailed cost report to owner with each

pay request.
